Indore gets 2 new residential schemes on Super Corridor

Indore: After a gap of around a decade, Indore Development Authority (IDA) has planned to come up with two residential colonies. The proposed Scheme-172 and Scheme-176, which will take shape on Super Corridor, will be developed on about 500 acre in next two years.
"To develop the proposed schemes, IDA has decided to involve farmers, whose land will be acquired, in the planning and giving them ownership rights of 33 per cent plots of developed colony. Besides, authorities have decided not to wait for the entire land, meant for proposed schemes, but carry out sector-wise development on land as acquired," IDA CEO Vivek Kshotriya told TOI. He added that most parts of the proposed schemes are government land and authorities have already been allotted the same. Besides, authorities will need around 30 per cent land from farmers. Discussions with farmers are underway to make them agree on getting ownership of 33 per cent of their developed plots with floor-area-ratio (FAR) between 1.5 and 2. "Earlier, IDA had acquired land for Scheme-156, 166, 169-A and 169-B but failed to provide developed plots to farmers in given time. We don't want to repeat the same mistake and have decided to involve them as planner in the proposed schemes and handing over developed plots to them based on agreement after implementing the scheme," Kshotriya said.
Currently, IDA has around 300 plots including over 50 commercial ones in different schemes. Being a state government's entity, IDA is believed to acquire all required permissions in implementation of its schemes and provide all promised amenities along with broader roads, better drainage, drinking water and power supply facility and thus, is one of the first choices for buyers.
In past decade, authorities however could not introduce any new residential scheme citing new land acquisition act and increased compensation to farmers and thus, mostly worked as construction agency to develop bridges, roads and other infrastructural works.
